One of the essential criteria of the Denormandie system concerns renovation work. Indeed, to benefit from the tax reduction, the investor must commit to carrying out work representing at least 25% of the total cost of the operation.

👉 This work must necessarily improve housing, particularly in terms of energy and structural aspects.

Eligible works include:

Improvement of energy performance (insulation of walls, attic, windows, heating change).

The creation of new living areas (attic development, expansion, extension).

The renovation of bathrooms and kitchens.

The replacement or modernization of electrical, sanitary and heating installations.

Since 2020, the law specifies that works must either improve energy performance by at least 30% for an individual house or 20% for a collective dwelling, or concern at least 2 types of eligible works from the list set by decree. (roof, windows, wall insulation, heating, domestic hot water).

⚠️ On the other hand, simple embellishments (painting, decoration, furniture) are not enough. They are not considered eligible work.

The objective of this condition is clear: to encourage investors to carry out real renovations, improving the quality of the old housing stock and allowing comfortable and energy-efficient housing to be put back on the market.
