Eligibility for the Denormandie scheme is not national: it is limited to certain communes targeted by the State.
Two main criteria define these areas:
The cities registered in the program 'Action cœur de ville', about 222 medium-sized municipalities.
The cities having signed a Territorial Revitalization Operation (ORT), a broader scheme allowing many municipalities to be eligible.
These municipalities generally have old city centers that are degraded, with vacant housing and in need of rehabilitation. The objective is to breathe new life into these territories.
Among the eligible cities, we find for example:
Bourges, Châteauroux, Cahors, Charleville-Mézières, Béziers, etc.
Many medium-sized cities located in areas with high rental potential.
👉 Investing in these municipalities allows not only to benefit from tax exemption, but also to focus on cities where the rental demand is real, notably thanks to the return of residents attracted by renovated and modern housing.
However, it is recommended to carefully study the local market before investing:
What is the actual rental demand?
What types of properties are sought after (studios, one-bedroom, family homes)?
What is the expected profitability compared to the purchase price and the cost of the work?
